If your agent is not a buyer’s agent, this is only
what an agent must do for you.
  1.  They must accept and present offers on your behalf.
  2.  They must assist you in negotiating.
  3.  They must answer any questions you may have.
 
On the other hand, if your realtor is a buyer’s agent they must represent you in a variety of ways.
  1.  They must accept and present offers on your behalf.

  3.  They must answer any questions you may have.
  4.  They must promote your interests with the utmost good faith, loyalty and fidelity.
  5.  They must seek a price and terms acceptable to you.
  6.  They must present your offer in a timely manner.
  7.  They must disclose to the client any adverse material facts actually known or that
          should have been known by the licensee.
  8.  They must advise you to obtain expert advice on material matters that are known
           to licensee but are beyond their expertise.
  9.  They must account for all money and property received in a timely manner.
